H.I.P.S. bet you don't have these in the States.

In this Great Rip off country of ours the government have come up with a novel idea to make it harder to sell a house.......from JUNE 2007 If you want to sell your house you have to provide a home information pack (HIP) containing all the searches and a survey........................It is going to cost about £600........If you try to selll a house without you will be fined £200 Per day.

Did you not have to pay for those before?

Here the seller or buyer pays for everything, depending on how you negotiate it in the contract!

Yes the buyer had to pay for searches and surveys, but now the seller can be fined for not providing them

It's called full disclosure we have it here as well. It's been awhile but I think the law is written here is the states the same way the seller can pay fines if all is not disclosed to a prespetive buyer, and thats as it should be in my opinion. Kinda like the "LEMON" law for cars all must be disclosed or you get your money back. ;)

Title searches and Full Disclosure are all part of buying and selling a home here in the U.S. California uses what are Called Title Companies that will provide searches to establish clear title to a property. In some states this is done by a barrister (lawyer). In any event, failure to disclose all details that may effect the sale of a property can be costly. I was sued for $50,000 by a couple that bought my home some years back. They said I did not disclose that I had a neighbor that threw noisy parties and that after they bought the house they could not sleep due to the parties that were being held. I would have won if we had gone to court, but it would have cost me a minimum of $50,000 to prove my innocence with no recovery of my costs. We settled at ARBITRATION for $15,000. totally unfair in my view and I still get steamed when I think about it.

I should have added that I bought the house in 1974 for $60,000 and sold it in 1994 for $586,750
